Yesterday I was out & about on some errands when a builder's sign caught my eye. I did a complete rubber neck, turned my car right around & went to find out just what was going on. Am I ever glad I did, because I stumbled upon this. My errands didn't get done, but this? This was worth it. Forty-three lots tucked off of Val Vista, just south of Elliot on a little in-fill piece of land.
An in-fill piece is always a gem. I love them. Back when I was working in land development for a local home builder, I'd love when we could find these little pieces tucked into already established neighborhoods for a couple reasons. The first being, you won't be living in a construction zone, everything around you is already built! In this house & our last one, we were/are in a new subdivision that still had a lot of building to be done. I will tell you I may have yelled at construction workers on more than one occasion in my old house -- mostly when they were violating noise codes. As you can imagine, they loved that I knew the exact code, annnnd feel free to laugh yourself silly at the picture of me, post baby at 6 am hollering for the superintendent. It was a proud moment for my husband. But I digress, the second thing I appreciate about infill pieces is because everything is built, you don't have to worry about protecting your investment as much. You know the zoning won't be changed on the empty parcel next to you, because its not empty! And mostly I love them, because they tend to be in prime locations. This one has great freeway access, awesome school & is surrounded by daily conveniences.
So let's get to the good stuff on this project by CalAtlantic Homes.
They are offering 5 floorplans & I haven't been excited about a floorplan like this big one in a long time. They just did it right. It works. The layout, the spacing. If you're looking for something 5 bedroom, this might be it. And while the lots aren't huge, they are definitely pool-sized.
Most importantly though, they got the kitchen & family room area right.
That is a WINDOW SEAT in your kitchen...and there are two of them. My heart might have swooned.
That island...it's about the size of a football field. Perfect for kids & friends & family to all gather around.
And even in the smaller floorplans, they did the same thing, BIG ISLANDS. I love when that happens.

These homes by KHov start at the low $600's and there are only 3 lots left in this 20 lot subdivision. If you are looking for a quick move-in (November) there is a spec available as well as the model...I mean, did you see that kitchen? The only hazard I can see here is that you'd most definitely be hosting every family Thanksgiving.

Another great project in Mesa, this time by Taylor Morrison. I've owned two Taylor Morrison Homes & recently they've been awarded America's Most Trusted builder.
They are coming to close-out on this particular project, I think there are less than a dozen lots left, but they are some of the best yet to be released! Typically you like to be one of the first lots to be build in a project because you usually get the best pick of lot & the best price point, BUT there is something to be said for getting in before the close-out as well. On the front end there are often kinks to be worked out on the construction end. While a lot of time and effort goes into making plans perfect before you build, there are always things you realize after you build. By the end of the project, most those kinks have been worked out. Lights end up in better spots, outlets where they need to be & sometimes features that were upgrades in the beginning become standard by the end. That...and you don't have to live through the years of construction...all major bonuses to coming in at close out.
There are two different product lines being built, the first starts at the mid 300's and the second a the high 300's. The models (and thus pics) are of the smaller product line.
If you're in the market for a SOLID one-story floorplan, this might just be it. With single story floorplans at 2500 sq ft - 3500 sq ft, there are plenty to choose from.
You can guess my daughter was ALL OVER this room. I did like what they did to the closet...assuming you don't need any of that space, maybe something to consider? Bedding is from Pottery Barn Kids.

I've been on pins and needles wanting to tell you all about this project in Mesa. For anyone that has ever looked in Mesa, you know the dilemma...there isn't a lot of 'new' home inventory & everything else is 20-30 years old. It's hard to find the fixer-upper that's already been fixed, especially in a way you like & hard to find a new build that fits in your price point & is in a good location.
When I saw the sign for Porchlight Homes on McKellips & Sossamen I immediately had to text them for the details! This is an exclusive gated community with only 20 lots (!) all of which are 12,000 sq ft or more. Sigh. A big lot is game changer for me & these hit the sweet spot.
There is a killer single level floor plan that I'm sure they are going to sell like hot-cakes & a two-story one that has me all heart eyes. The best part? 3-car-garages are standard & my favorite plan can accommodate up to a 5-car-garage!
